Manufactured homes qualify in Louisiana — at a higher bar

Manufactured housing is a real part of the Louisiana market and LHC does lend on it, at a higher credit bar, a tighter ratio, and not on every programme.

The higher bar

Two numbers move when the property is a manufactured home, and they move in the same direction.

From the Lenders' Guide: "Manufactured Housing will required a credit score of at least 660." And on each programme's ratio row, "50%; maximum 45% for manufactured homes."

So a borrower at 645 with a 48% ratio is comfortably inside LHC's standard rules and outside them on a manufactured home. That is worth establishing before you fall for a particular property.

HomeStart Assist's eligible-property list is the broadest: "One-unit primary residences, townhomes, condominiums, modular homes, and qualifying manufactured homes." It is the only one of the four to name modular housing specifically, which is a distinction worth knowing since modular and manufactured are often conflated and are not the same thing.

★ Single-wides

HomeStart Advantage's ineligible-property list names "single-wide mobile homes" alongside duplexes, vacation homes, timeshares, community land trusts, working farms, unimproved land, leaseholds, condotels and geodesic domes.

The guide's phrase elsewhere is "qualifying manufactured homes," and it refers lenders to a Manufactured Homes section for the detail. In practice the agency requirements underneath — FHA, VA, USDA-RD, Fannie Mae or Freddie Mac — carry their own standards for foundation, title and construction that a manufactured home must satisfy regardless of what LHC allows.

We are not going to restate those agency standards here from a document we have not read. What we can tell you is the LHC layer: 660, 45%, and not on Ready. For the property-level test, your lender checks the applicable agency matrix against the specific home.

Which programme fits a manufactured buyer

Usually a straightforward decision once the credit bar is cleared:

  • First-time buyer in one of the 47 Plus parishes, under 80% AMI? HomeStart Plus, for up to $55,000 — subject to its flood zone, ratio window and environmental review. The conditions.
  • Owned before, or over the bond limits? HomeStart Advantage at 4%, provided it is not a single-wide.
  • First-time buyer elsewhere? HomeStart Assist at 4%, which also covers modular homes.

HomeStart Ready is simply not available, so a manufactured buyer who needs no assistance still has to look elsewhere for the first mortgage.

Worth checking before you write an offer

  • Is the home multi-section? Single-wides are expressly out on Advantage.
  • Is it titled as real property, and permanently affixed?
  • Does your score clear 660, not just 640?
  • Does the ratio come in at 45% or below?
  • If you are going for HomeStart Plus, do you carry all three credit scores? CDBG programmes require them.

Can I use Louisiana down payment assistance on a manufactured home?

Yes, on HomeStart Assist, HomeStart Advantage and HomeStart Plus, which all permit qualifying manufactured homes. HomeStart Ready excludes manufactured and mobile homes entirely. Single-wide mobile homes are on HomeStart Advantage's ineligible property list.

What credit score do I need for a manufactured home in Louisiana?

660, rather than the 640 that applies to other properties on LHC programmes. The maximum debt-to-income ratio also tightens to 45% from the standard 50% on HomeStart Assist and HomeStart Advantage.

Are modular homes eligible for LHC assistance?

Yes, on HomeStart Assist, whose eligible property list names one-unit primary residences, townhomes, condominiums, modular homes and qualifying manufactured homes. Modular and manufactured housing are different categories and are treated separately.

Are single-wide mobile homes eligible in Louisiana?

Not on HomeStart Advantage, which lists single-wide mobile homes among its ineligible properties. The other programmes refer to qualifying manufactured homes and apply the underlying agency standards for foundation, title and construction.
